This position looks for someone with the ability to work independently, strong communications skills; general knowledge about mechanical, electrical and plumbing systems.Position Summary: Provide skilled work in the 24/7 monitoring and service of office and laboratory building systems and the response to critical situations campus-wide.
Position Key Accountabilities: Essential Functions - Provides campus-wide systems monitoring using the building automation system (BAS) and by performing site visits (rounds) to each building.
- Checks for temperature, noise, water, odor, or visual issues and alarms related to building equipment and systems campus-wide.
- Ensures the proper operation and control of equipment and/or systems which include, but are not limited to, HVAC and associated mechanical, refrigeration, electrical, disposal, storm and sewage drainage, hot and cold potable and non-potable water, elevator, building automation and associated controls, compressed medical and control air, vacuum, water softener, reverse osmosis, fire, sprinkler, and emergency power systems.
- Performs troubleshooting and minor repairs and adjustments to mechanical, heating and cooling, steam, temperature, electronic, pneumatic, and electrical systems including variable speed drives.
- Receives and responds to customer-related and other FIXT calls including, but not limited to, elevator malfunctions, fire alarms, and UTPD calls after normal operating or work hours.
- Performs air and water balancing tasks and chemical testing of water softeners and reverse osmosis systems.
- Conducts or assists in preventative maintenance projects as directed.
- Required to carry a university communication device as assigned and respond to calls during normal work hours.
- May communicate emergency and project related issues and reports directly with vendors, project managers, supervisor, and other customers (face-to-face, telephone, email, or text).
- May work with supervisor, team leaders, project management team members or others to oversee or coordinate vendor and other projects after normal business hours.
- Receives, enters, and completes assigned work orders using the computerized maintenance manager system (CMMS) through personal computer (PC) and smartphone applications.
- Performs assigned tasks following university/departmental policies/procedures, safety precautions and trade codes.
- This job classification is designated as essential at the UT Health Science Center at Houston.
- In case of an emergency, essential positions are those required to sustain clinical services and/or are responsible for the protection of university assets. Personnel in designated essential positions are expected to report to their designated work site during their appointed work schedules, even when the institution has been officially declared to be on restricted access or closed due to adverse conditions.
- Manages Human Resources activities of department in regards to: recruiting and selection, hiring and termination, training, professional development, mentoring, counseling, performance evaluations, and salary planning.
- Performs other duties as assigned.
Certification/Skills: - Direct experience and understanding of water delivery systems, pressure systems, boilers, heating/ventilation/air conditioning systems, electrical control panels, computerized control panels, fire and safety equipment, and refrigeration systems.
- Knowledge of building automation system (BAS) monitoring.
- Basic PC skills.
- City of Houston First or Second Grade Stationary Engineer License or licensed in a major trade (electrical, plumbing, mechanical/HVAC) with a general understanding of building systems required
- The license/certifications must be current at the time of hire and maintained throughout the period of employment required
Minimum Education: High School Diploma or equivalent required Associate's Degree in related field preferred Associate's Degree if certification requirement is not met
Minimum Experience: 4 years of job-related experience required
Physical Requirements: Exerts up to 100 pounds of force occasionally and/or up to 50 pounds frequently and/or up to 20 pounds constantly to move objects.
