Real Estate Review Director, ED (Residential)

As a Real Estate Review Director in the Valuation Services Group (VSG) within Commercial Bank Risk, you will lead residential appraisal review operations across a multi-state region. You will directly manage Residential Real Estate Review Leads and their teams focused on complex 1-4 family residential collateral, ensuring adherence to firm policy, USPAP, and FIRREA/Interagency appraisal guidelines while driving consistent quality, timely SLAs, and strong stakeholder outcomes.

Job responsibilities
  • Regulatory, policy, and quality governance
    • Own regional adherence to the firm's appraisal policies and residential regulatory requirements (USPAP, FIRREA/IEG) for 1-4 family properties; serve as primary contact for internal audit and bank examiners and promptly remediate issues and findings
    • Implement and continuously improve residential appraisal quality control programs that meet safety and soundness expectations, communicating systemic issues and corrective actions across offices and partners
  • Reconsiderations of Value (ROVs)
    • Lead a standardized, regulator-aligned ROV process that safeguards appraiser independence, requires credible market evidence, resolves requests within defined SLAs, tracks outcomes (overturn rates/root causes), and feeds lessons learned into reviewer guidance and vendor remediation
  • Manager review escalations
    • Establish clear residential appraisal escalation thresholds and routing to Director (or designee) for complex or high-risk files; ensure documented second-level review and final sign-off, timely issue resolution, and communication to stakeholders
  • Operational performance and vendor oversight
    • Set and manage residential appraisal SLAs, throughput, and cycle times; ensure consistent, timely, and credible review outcomes across all regional teams; drive process remediation where gaps are identified
    • Lead residential vendor management and oversight to ensure independence and performance; resolve escalations and complex/atypical assignments (e.g., high-value, unique property types, complex zoning/land considerations)
  • Market awareness and residential risk management
    • Maintain current understanding of local and regional residential market dynamics (inventory, price trends, seasonality, new construction, condo/co-op nuances) and broader macro factors that influence residential values; proactively identify and mitigate emerging risks
    • Oversee special projects and targeted reviews (e.g., focused audits on luxury, rural, or non-conforming properties; reconsideration-of-value trend analysis) and escalate significant risks with clear action plans and timelines
  • Technology, data integrity, and change leadership
    • Champion adoption of residential appraisal technologies and platforms (e.g., ordering, review, CMS/ LLMs), ensure data integrity and accurate database entries, and lead pilots and regional rollout of new tools with defined milestones and feedback loops
  • Leadership, talent, and culture
    • Lead and develop Residential Review Leads and staff across a broad geographic footprint; drive succession planning, hiring, mobility, coaching, and performance management aligned with business strategy and production needs
    • Promote a client- and service-centered organization; partner closely with residential credit and line-of-business stakeholders, and advance DO& I and employee engagement initiatives across teams

Required qualifications, capabilities, and skills
  • Bachelor's or Master's degree and State Certified/Licensed Residential or Certified General Appraiser; SRA or MAI designation(s) preferred for residential leadership roles
  • Minimum 15 years' experience appraising and/or reviewing 1-4 family residential properties, with at least 5 years in management; prior leadership of an appraisal review office or equivalent function preferred
  • Deep knowledge of USPAP and FIRREA/Interagency Appraisal Guidelines, and Secondary Market Requirements as applied to residential collateral; demonstrated strength in independent decision-making, analytics, communication, and cross-functional influence
  • Proven ability to manage multiple residential review offices and managers and to deliver regulatory conformance, quality, and SLA performance at scale; strong vendor oversight and issue-resolution capability
  • experience leading enterprise-level quality programs and examiner/audit interactions in residential appraisal review
  • Familiarity with residential specialty segments (e.g., luxury, non-conforming/rural, condo/co-op, leased land, complex legal characteristics) and operationalizing differentiated review approaches for these asset types
  • Experience implementing residential appraisal technology platforms and ensuring data quality and governance across ordering and review systems
