Description:

JOB SUMMARY: Responsible for operating, inspecting and maintaining all HVAC, mechanical, electrical, plumbing, and fire/life safety equipment and systems in a large Class A office building and obtaining the most efficient operating results and life expectancy, under the guidance and direction of the Chief Engineer.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.

• Operates and maintains all HVAC and MEP equipment under the direction of the Chief Engineer.

• Develops and maintains positive tenant relations through prompt, courteous response to tenant requests.

• Operates equipment as necessary within the guidelines set forth by the Chief Engineer to assure proper building functions.

• Maintains professional appearance and manner at all times while in the complex.

• Maintains calm demeanor in emergency situations.

• Assists in complying with all City, State and Federal safety and environmental laws, codes, standards and regulations.

• Performs general maintenance and limited operations of the HVAC and MEP equipment under the supervision and direction of the Chief Engineer.

• Assists in the ordering, stocking and inventory of parts and supplies as directed by the Chief Engineer.

• Induces water treatment chemicals in the heating and cooling systems at the proper amounts and times.

• Performs chemical analysis tests as set forth by the supervisor, reporting any abnormalities and substandard results

• Performance of ongoing preventive and repair response work orders on building and tenant mechanical, electrical and other installed systems, equipment, and other components.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. • Possess a Universal CFC recovery certification and a Boilers License.

• 2 years of technical experience in all aspects of building engineering.

• Strong background in technical aspects of HVAC, plumbing, electrical equipment, repair and maintenance and overall system design and application.
