Job Description
Invision Human Services is hiring a Senior Maintenance Staff in Reading, PA. This is a full-time position.
POSITION OVERVIEW Responsible for the facilitation of activities within the Maintenance Staff group to ensure a productive workforce that supports our residential and office site locations. The Senior Maintenance Staff will primarily oversee residential site projects which may include significant repair/maintenance efforts and/or adaptations with collaboration with Facilities Supervisor and/or Manager. The Senior Maintenance Staff will provide support to General Maintenance Staff to ensure high service level quality. This position will be responsible for overseeing, troubleshooting, diagnosing and executing preventive/corrective maintenance on residential home sites. ESSENTIAL FUNCTIONS: Provides guidance and support to general maintenance staff; periodic reviews of completed work to ensure quality and completeness; provides input to the supervisor on areas requiring further review Leads residential repair and/or adaptation projects; solicits proposals from qualified contractors and facilitates monitoring for quality control and completion Provides solution recommendations for contracted services; oversees the work of contracted services to ensure compliance with service agreement and to ensure quality consistent with InVision standards and expectations Coordinates with Facilities Supervisor for periodic status review of help desk tickets by technician to help ensure requests are being managed with customer service level standards Fosters workplace safety culture for all facilities maintenance staff; Will make recommendations to Facilities Supervisor of any safety equipment needs or areas of concern Provide maintenance solutions that meet health/safety standards for residential and commercial locations Performs a variety of skilled maintenance for residential facilities, including, but not limited to, carpentry, painting, plumbing, electrical and general evaluation of HVAC system components Performs preventive maintenance on residential and commercial locations as assigned Collaborates with facilities and residential teams to assess and determine feasibility of proposed homes to meet licensing and person supported requirements Collaborates with facilities and residential teams to assess and determine innovative solutions to meet challenging needs of the people we support Self-identify residential site health/safety issues and take corrective action measures; Document and communicate with Facilities Supervisor measures that cannot be completed immediately and that may require residential team notification EDUCATION and/or EXPERIENCE: Five years' experience in residential or commercial facilities maintenance. Excellent verbal communication skills and computer proficiency with Microsoft Outlook (email) are required. High School diploma or GED required. Other Requirements: Travel within the state required Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from Facilities Supervisor. Computer proficiency with Microsoft Outlook (email) is required. Problem solving and critical thinking are utilized on a regular basis. Must be able to think and react quickly. Maintains accurate accounting for all expenditures in accordance with policy and procedures. Informs Facilities Supervisor prior to spending monies in excess of the budget. Basic knowledge and experience in carpentry, plumbing, electricity and mechanical tasks. Employee will perform routine manual labor tasks with work site clean-up completed. Employee may be asked to perform other duties or tasks not identified in the list, but which are within the competence of someone with the above skills. InVision may acquire specialized tools (rental, purchase) as deemed necessary by the Facilities Manager. Complex jobs may be sourced to specialist vendors for completion. Successful completion of motor vehicle records and background check. PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to sit, talk or hear and frequently uses hands to finger, handle or feel, reach with hands/arms. The employee is occasionally required to stand; walk and stoop, kneel or crouch, and may lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, and ability to adjust focus. Employee must seek assistance or use appropriate devices when lifting or carrying items over 50 lbs.
