Position Summary First point of contact for real estate related activities for ERIE employees. Plans, organizes, facilitates and measures the real estate and development activities for ERIE's Home Office, satellite locations on campus, and Field Office locations. Under supervision, develops and maintains the implementation of strategic plans for the leased and owned real estate requirement of ERIE. Oversees the leasing and facilities management of both the Home Office and all field offices.
Duties and Responsibilities - Coordinates with services, planning and construction activities to ensure they are within the specified company real estate requirements.
- Performs lease negotiations on behalf of ERIE (after management review) for routine Field Office lease renewals and local property lease renewals where ERIE is owner and Landlord and local property where ERIE is tenant
- Monitors all real estate leases, land acquisitions and land disposals. Works closely with vendors who provide brokerage services, construction services and building services.
- Oversees the capital budget including the expenditure of capital funds for projects in various stages of design or construction. Performs cost analyses and estimates to determine the most efficient and effective methods of constructing, leasing and maintaining properties. Creates "stay or move" financial models and scenario analysis with relation to Claims/Sales Field Offices, and ERIE owned or leased HOC buildings to be used as tools by Senior Management in making key decisions.
- Works in conjunction with Field Office Team, Construction Management and other resource disciplines. Advises Vice President on matters related to the building environment including architectural and engineering design, construction delivery, contract administration, project budgets and schedules.
- Visually inspects Home Office campus and Field Office facilities to ensure proper maintenance procedures are being followed. Performs periodic and detailed evaluations of ERIE's property related vendor services, i.e., Real Estate Broker Services, Property Management Services
- Monitors commercial real estate laws, regulations and practices including, but not limited to, leasing administration, marketing, sales, appraisal, subdivisions, purchase and development of commercial property and gift properties.
- Maintains awareness of the availability of other properties that may be desirable for ERIE to obtain for the protection of the campus boundaries and other purposes. Makes recommendations to senior leadership regarding such properties and purchases as directed.
- Works with the Law. Controller and Investment Divisions, to ensure consistency with all contracts and leases, as required.
- Works in conjunction with Construction Management & Operations and Workplace Services Departments to develop and maintain a comprehensive computer database of pertinent information relating to all properties managed under the Corporate Services Division.
- Communicates frequently with field personnel. Notifies field of critical dates, real estate policies and procedures, and assist with general field inquiries. Reviews tax assessed values of all ERIE owned property to make sure that amounts are fair and correct, and takes appropriate action with the proper Government personnel to resolve discrepant items. Ensures the correct LERTA property tax discounts are being administered.

Qualifications Minimum Educational and Experience Requirements - Bachelor's degree in business or related field required and five years' experience in real estate or property management required; or
- Associates degree in business or related filed and seven years experience in real estate or property management required.
Additional Experience - Basic and fundamental familiarity with buildings and mechanical systems; electrical, HVAC, plumbing, roofs, and foundations.
- Proficient in Microsoft Office as well as Project& Facilities Management Software.
Designations and/or Licenses - Valid real estate license, required.
- Valid driver's license and good driving record required.
