Facilities Manager who takes ownership of complex systems, values disciplined execution, and is motivated by turning legacy infrastructure into a dependable, well-governed operation that supports long-term manufacturing stability.
The RoleThe Facilities Manager is accountable for the performance, reliability, and compliance of facilities, utilities, and infrastructure across a multi-building manufacturing campus.
This role leads the evolution of facilities operations from reactive, undocumented maintenance to a structured, system-driven, and audit-ready program. The Facilities Manager ensures that aging and complex infrastructure safely supports manufacturing operations while meeting environmental, insurance, regulatory, and customer expectations.
This is a hands-on, highly operational leadership role that blends facilities management, preventive maintenance program development, capital project execution, and compliance enablement in a high-scrutiny manufacturing environment.
What You'll Be Responsible For Facilities & Utilities Operations - Own day-to-day performance of building systems, including HVAC, exhaust, electrical, water, gas, compressed air, and specialized manufacturing utilities
- Ensure infrastructure reliability in support of current production and future capacity needs
- Serve as first-line responder and lead coordinator for facility-related incidents and emergencies
Preventive & Corrective Maintenance - Design, implement, and sustain a disciplined preventive maintenance program
- Shift facilities execution from reactive response to planned, risk-based maintenance
- Ensure all work is scheduled, documented, and traceable within ERP/CMMS systems (IFS preferred)
Capital Projects & Infrastructure Improvements - Lead facilities capital and non-capital projects from scope definition through execution
- Manage contractors, engineers, design firms, and service providers
- Ensure permitting, safety, and regulatory requirements are met
- Balance urgent remediation with long-term infrastructure strategy and lifecycle planning
Compliance, Documentation & Audit Readiness - Take ownership of legacy facilities documentation, including drawings, schematics, wiring diagrams, and utility records
- Establish controlled, versioned documentation systems that are defensible and maintainable
- Support insurance inspections, customer audits, and compliance reviews
- Partner with Safety, Health, Environmental, and Quality teams to prevent facilities-driven findings
Financial & Planning Accountability - Develop and manage facilities operating and project budgets
- Forecast capital and expense needs tied to infrastructure condition and risk
- Support reinvestment decisions with clear, data-driven business cases
Stakeholder Engagement - Act as the facilities point of contact for lessors, utilities, insurance carriers, contractors, and corporate partners
- Participate in customer site walkthroughs and infrastructure reviews when required
- Communicate risks, priorities, and execution status clearly and proactively to leadership
Systems & Data Enablement - Drive effective use of ERP and maintenance management systems
- Ensure facilities data integrity, traceability, and auditability
- Utilize MS Office tools for planning, reporting, and communication
People Leadership - Lead and develop Facilities Specialists with clear expectations and accountability
- Set execution standards and reinforce safe, disciplined work practices
- Address performance gaps and support continuous improvement
- Build a culture of ownership, teamwork, and follow-through
The Environment You'll SupportFacilities responsibilities span multiple owned and leased buildings supporting discrete manufacturing, including:
- Aging infrastructure across various lifecycle stages
- Cleanroom-adjacent operations
- Acid management and hydrogen systems
- High-capacity HVAC and exhaust systems
- Heavy CNC machining and glassblowing operations
- Semiconductor customer, insurance, and regulatory oversight
What We're Looking ForRequired - 10+ years of facilities or infrastructure management experience
- 5+ years of people leadership experience
- Experience supporting manufacturing or industrial facilities
- Demonstrated success managing aging infrastructure in active production environments
- Commercial construction and project management experience
- Strong contractor and vendor management capability
- Working knowledge of mechanical, electrical, HVAC, and utility systems
Preferred - Experience in semiconductor, semiconductor materials, or high-purity manufacturing
- Experience with IFS ERP or comparable CMMS/ERP platforms
- Background in regulated, audit-intensive manufacturing environments
- Familiarity with insurance inspections, landlord coordination, and regulatory reviews
