Position Summary

Malone Manor, a senior housing community located in Lincoln, NE, is seeking a dependable and detail-oriented Maintenance Technician (Janitorial & Groundskeeping) to oversee the cleanliness, safety, and maintenance of the property’s building, grounds, and common areas. The ideal candidate will perform a combination of maintenance repairs, janitorial services, and groundskeeping tasks to ensure a clean, safe, and welcoming environment for residents, staff, and visitors.

Key Responsibilities

General Maintenance Duties

  • Routine Maintenance: Perform routine maintenance and repairs on property systems, fixtures, appliances, and equipment.
  • Service Request: Respond promptly to service requests and work orders for both residential units and common areas.
  • Preventative Maintenance: Conduct preventative maintenance inspections according to established schedules; document and address issues as needed.
  • Turnovers: Assist with apartment turnovers including repairs, painting, cleaning, and preparing units for new residents.
  • Safety: Identify and report any major maintenance needs or safety hazards to management.
  • Work area: Maintain an organized, safe, and clean maintenance shop with properly stored tools and supplies.
  • Safeguard the security of building keys, equipment, and maintenance areas.

Janitorial Duties

  • Common Areas: Perform daily cleaning of common areas, including lobbies, hallways, stairwells, laundry rooms, elevators, community rooms, and public restrooms.
  • Disinfecting: Dust, mop, vacuum, and disinfect high-traffic areas regularly to ensure cleanliness and hygiene.
  • Trash: Empty trash receptacles in common areas and replace liners as needed.
  • Public Areas: Clean windows, doors, handrails, and other fixtures in public areas.
  • Deep Cleaning: Perform deep cleaning projects on a scheduled or as-needed basis.
  • Supplies: Maintain janitorial supply inventory and report replenishment needs to management.

Groundskeeping Duties

  • Inspections: Perform daily inspections and general upkeep of the property grounds to ensure a neat and safe appearance.
  • Litter and Trash Disposal: Collect and dispose of litter, debris, and trash around the property, parking lots, walkways, and landscaped areas.
  • Outdoors: Maintain outdoor areas, including sweeping sidewalks, trimming bushes, pulling weeds, and assisting with seasonal landscaping needs.
  • Seasonal Duties: Apply ice melt or sand to walkways and parking areas during winter months; assist with snow removal as necessary.
  • Exterior Inspections: Inspect exterior lighting and signage regularly and replace bulbs or report outages.

Note: Management reserves the right to modify or adjust duties as needed to support the community’s operational needs.

Qualifications

  • Experience: Previous experience in maintenance, janitorial services, or groundskeeping required; multifamily housing experience preferred.
  • Skills:
    • Basic knowledge of plumbing, electrical, HVAC, appliance repair, and carpentry highly desired but not required.
    • Ability to safely operate maintenance equipment such as power tools, vacuums, blowers, pressure washers, and snow removal equipment.
  • Customer Service: Ability to interact professionally with residents, staff, and vendors; excellent communication skills.
  • Self-Motivation: Able to prioritize tasks and work independently with minimal supervision.
  • Physical Requirements:
    • Ability to lift and carry up to 50 pounds.
    • Able to stand, walk, bend, kneel, climb ladders, and perform physical labor for extended periods.
    • Ability to work outdoors in various weather conditions.

Compensation:

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.

The role is considered non-exempt and may be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for the position is $20.00- $20.00 per hour.
