Job Description
Job Summary
This examiner position in STG agency is responsible for multi-state title services for national commercial agents. Responsible for supporting real estate transactions by examining multi-state titles for commercial properties to determine legal condition of property as part of a unique agency driven production title team which includes preparing Proforma and Final policies/endorsements for both owner’s and lender’s policy transactions when required.
Job Responsibilities
- Examines public and tax records to determine liabilities and legal condition of the title and insurability of commercial or industrial property title
- Prepares accurate and comprehensive title commitments in accordance with company examining and policy procedures as well as required updates/revisions to said commitments
- Preparation of Proforma policies and endorsements as well as final policies post-closing when required
- Understands how own team integrates with related teams to accomplish objectives
- Maintain proper production levels and delivery standards daily and ability to operate under tight deadlines and strict standards
- Recognizes and solves title problems and/or offer curative solutions in conjunction with underwriters under existing precedents or procedures
- Assess risks and liabilities that may jeopardize the company and bring these matters to the attention of the appropriate party in the company
- Communicates and explains complex information, including interdependencies within the team and others
- Attention to detail and ability to work highly independently under limited supervision and may use discretion to modify work practices and processes to achieve results or improve efficiency
- Individual contributor acting as a resource for team members; may have supervisory responsibilities TBD
- Performs all other duties as assigned by management
Education
- High school diploma and College associate degree preferred at a minimum
- Prefer holder of current state title insurance producer license as to home state at a minimum
Experience
- Typically requires 5+ years of related work experience in multi-state production
- Familiarity with complex commercial properties, transactional documentation, and state specific real estate title exam concepts
- Advanced familiarity with legal descriptions and documents normally associated with commercial properties and transactions
- Familiarity with title objection/policy request letters from buyer’s/lender’s counsel along with basic commercial underwriting knowledge
- Familiarity with ALTA Policies and state/commercial specific endorsements
- Familiarity with survey, ALTA/ACSM survey standards and certified zoning reports on commercial properties
- Proficient in utilizing computer software and systems sufficient to manage spreadsheet, documents and search engines (WORD, Microsoft Office, Excel, etc.)
