Job Summary The RowCal Director of Maintenance is responsible for leading maintenance operations across multiple homeowners associations (HOAs) while driving service growth through strong relationships with Community Association Managers (CAMs), HOA boards, and Vendor Partners. Role and Responsibilities Maintenance Operations & Service Delivery Oversee day-to-day maintenance operations across assigned HOA communities.Identify repair, preventative maintenance, and improvement opportunities during site visits and board meetings.Oversee the Maintenance Coordinator responsible for managing work order flow, technician dispatch, and project execution to ensure timely service completion.Provide technical expertise on building systems including roofing, siding, plumbing, electrical, asphalt, and mechanical systems.Ensure maintenance services meet RowCal quality, safety, and compliance standards. Sales & Revenue Development Partner with CAMs and HOA boards to identify maintenance needs and recommend service solutions.Actively pursue maintenance and project opportunities within managed communities.Prepare proposals, scopes of work, and budgets for maintenance projects.Increase RCM service utilization across assigned markets.Collaborate with the Preferred Vendor Program to align vendors with project opportunities. Client & Board Engagement Attend board meetings and site walks to proactively identify service opportunities.Provide clear recommendations on maintenance priorities and preventative maintenance strategies.Build trusted relationships with clients and position RCM as the preferred service provider. Compliance & Risk Management Ensure maintenance work complies with governing documents, local codes, and safety standards.Identify and mitigate risks to community assets. Qualifications and Education Requirements Bachelors degree in Construction Management, Business, Property Management, or related field preferred.5-7 years of experience in maintenance operations, construction, facilities management, or HOA/property management.Strong knowledge of residential building systems and maintenance best practices.Demonstrated ability to generate service opportunities and manage client relationships.Financial acumen with experience developing project budgets and proposals.Excellent communication and negotiation skills.Experience working with vendors, subcontractors, and maintenance teams.Proficiency with CRM or property management systems.Ability to climb ladder and assess roof damage.Flexibility to attend evening board meetings. Physical Requirements Employees in this role must be able to sit, stand, walk and bend for prolonged periods.Ability to drive to and from several locations on a regular basisMust be able to carry and climb ladders and have the ability to lift up to 50lbs Pay Range The estimated starting pay range for this role is $80, 000 to $90, 000 per year. This good faith estimate is based upon RowCal's typical starting pay range for this role. Actual pay range depends on many factors including each employee's qualifications and market conditions and is subject to change.
