We are seeking an experienced Concrete Estimator who brings technical precision, plan-reading expertise, and a drive to grow into a future Senior Estimator / Team Lead role. POSITION OVERVIEW As Estimator Concrete, you will own the end-to-end concrete estimating lifecycle for single-family and townhome community projectsfrom initial email intake, pricing, and vendor solicitation through quantity takeoff, bid leveling, price tracking, and operational job handoffs. Sitting at the intersection of Sales, Operations, and client purchasing teams, you will maintain complete pricing accuracy, protect project margins, and set the standard for our preconstruction operations. CORE RESPONSIBILITIES Estimating Email Intake & Bid Management Email Inbox Governance: Own and control intake for the dedicated concrete estimating email account; review all incoming bid requests and prioritize workflow against tight builder deadlines. Salesforce Pipeline & Bid Tracking: Log new project details in Salesforce upon intake, and accurately maintain and update pipeline status, bid records, and project data throughout the entire bid lifecycle. Historical Pricing Repository: Serve as custodian of current and historical pricing data stored within the estimating email system, ensuring critical historical cost references and bid communications are organized and accessible. Bid Qualification: Partner with Sales and leadership on project qualification and go/no-go decisions based on builder scope, project timelines, and operational capacity. Vendor Sourcing & Pricing Maintenance Subcontractor & Trade Pricing: Actively solicit concrete quotes and pricing proposals from concrete trade contractors and field crews. Material Vendor Solicitations: Solicit, collect, and analyze pricing from smaller material vendors and suppliers associated with concrete scopes (ready-mix, rebar, wire mesh, pump trucks, gravel, additives, and accessories). Vendor Quote Tracking: Track all vendor quote requests, perform persistent follow-ups on outstanding pricing, and maintain updated supplier records. Concrete Pricing Database Maintenance: Systematically enter, update, and maintain current pricing data within the master Concrete Pricing Excel sheet to ensure estimates reflect live market rates. Quantity Takeoffs & Plan Analysis Detailed Takeoffs: Perform comprehensive concrete takeoffs and build estimates for single-family and townhome development projects using ZZ Takeoff (or similar digital software), covering slabs, footings, foundations, driveways, sidewalks, and flatwork. Blueprint & Scope Review: Read structural and architectural plans closely to spot scope gaps, missing design details, or plan conflicts; write clear inclusions, exclusions, and technical assumptions. Internal Pre-Bid Job Reviews: Lead pre-bid job reviews with Operations and Sales prior to proposal submission to ensure estimates accurately mirror real-world field execution, means, and production rates. Client Communication & Job Handoffs Purchasing Liaison: Communicate directly with client purchasing agents and project teams on bid questions, scope clarifications, bid leveling, and value engineering. Official Job Handoffs: Lead and complete formal Job Handoff meetings once projects are awarded or ready to transition from estimating to Operations, transferring budgets, scopes, and vendor pricing to field teams. Process Improvement: Continually refine estimating templates, standardized assemblies, and workflow processes to drive preconstruction efficiency. QUALIFICATIONS & SKILLS Required Experience & Technical Skills: Concrete Estimating Experience: 3+ years of dedicated concrete estimating experience, specifically in single-family residential and townhome projects. Software Proficiency: Hands-on proficiency with ZZ Takeoff (or similar takeoff software), Salesforce (or similar CRM), and QuickBooks (or similar accounting software). Salesforce & Pipeline Management: Demonstrated experience logging, tracking, and accurately updating bid opportunities, records, and pipeline data in Salesforce throughout the bid lifecycle. Advanced Excel Capabilities: Mastery of Microsoft Excel for maintainable concrete pricing sheets, cost models, and data tracking. Plan Reading Expertise: Strong ability to interpret complex architectural/structural blueprint sets and identify missing details or scope conflicts. Vendor Management: Proven success soliciting, negotiating, tracking, and managing subcontractor and material vendor pricing. Organizational Mastery: Ability to manage a high volume of bids, maintain email/pricing archives, and hit tight deadlines without compromising accuracy. Preferred / Bonus Qualifications: Multifamily (MFY) concrete estimating experience. Estimating experience within Florida residential construction markets. Cross-functional experience in residential landscaping estimating.
