Objective The Acquisitions, Senior Analyst supports the acquisitions and development process by executing critical underwriting, financial analysis, market research, and due diligence activities for multifamily real estate investment opportunities. This role provides analytical and transactional support to the acquisitions team by evaluating potential investments, preparing investment materials, coordinating due diligence, and assisting with the closing process. The ideal candidate has strong financial modeling abilities, excellent analytical judgment, and a deep understanding of real estate investment fundamentals. Responsibilities Underwriting Develop and refine proforma underwriting models for new acquisitions and recapitalizations.Incorporate T12 financials, rent rolls, property-level reports, market rent growth and vacancy forecasts, operating expense assumptions, capital projections, and property tax estimates.Utilize advanced Excel skills and apply real estate return metrics including cap rate, cash yield, IRR, equity multiple, and partnership-level waterfall structures. Financial Analysis Perform analyses to validate underwriting assumptions, including rent surveys, sales comparables, supply pipeline reviews, and sensitivity/scenario analyses.Complete ad hoc financial modeling assignments to support investment decision-making. Business Writing Prepare investment documents including investment synopses, internal memoranda, Guardian memos, Executive Pool memos, private placement memoranda, transition memos, and briefing books.Translate complex data into clear, concise written materials using Microsoft Word and PowerPoint. Due Diligence/Closing Support the Acquisitions Manager with all phases of due diligence and the closing process.Coordinate vendor scheduling and logistics for property inspections and third-party evaluations.Review third-party reports, capital budgets, operating budgets, and assist with interest rate hedge purchases.Assist in preparing components of closing statements and confirm compliance with internal investment guidelines. Market Research Analyze historical and projected market trends including employment growth, demographic shifts, supply pipeline, income levels, home pricing, replacement costs, rent growth, and occupancy levels.Gather and interpret market data from Axiometrics, Yardi Matrix, Costar, REIS, BLS, and other third-party data sources. Qualifications Bachelors degree or higher in real estate, business, finance, economics, or a related field.Prior experience at a real estate investment firm, commercial mortgage banking firm, financial institution, or accounting firm preferred, though strong analytical candidates from related backgrounds will also be considered.Strong quantitative and analytical skills with proficiency in Excel, PowerPoint, and Word.Experience with financial modeling, including cash flow modeling and waterfall structures.High attention to detail and commitment to accuracy in all work product.Strong organizational skills with the ability to manage multiple deadlines in a fast-paced environment.A proactive, team-oriented professional who takes initiative and contributes effectively within a collaborative setting.Physical Demands Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions.Ability to sit for up to 10 hours per day.Ability to move throughout the office for up to 10 hours per day.Ability to communicate clearly both verbally and in writing. Compensation The base salary range for this role is $110, 000 to $120, 000. This position is also eligible for a discretionary bonus.
