Your Next Career Opportunity – Manager, Site Development
Oversee and implement assigned client Site Development activities of quality telecommunication sites for commercial deployment of services according to project schedules & budgets in multiple markets. This could include ordering services and assisting in coordinating efforts of team members & third party vendors to complete site development activities for the client's tower new builds, existing site upgrade projects and new projects as well. Responsible for assisting in overseeing project budgets/costs, accounting documentation and acting as point of interface to the client management team, the company staff, vendors and site landlords regarding these and other assigned tasks.
What You Will Do – Primary Responsibilities
- Oversee and manage all operations functions associated with the relocation of active carrier equipment from an existing communications tower site to a new communications tower site.
- Oversee and manage the coordination of the ground space leasing process, inclusive of negotiating ground lease terms, processing leasing applications, and other required documents with all required parties.
- Supervise the site acquisition team to facilitate the ordering, tracking, and delivery of due diligence reports, including construction design documents, title reports, legal reviews, regulatory reports, environmental oversight, and any other identified requirements.
- Assist with identifying candidate sites within specific geographical areas that align with existing and future business needs. Conduct alternate site research and prepare various reports related to leasing, zoning, and land use viability of tower sites.
- Oversee and supervise the site acquisition team to prepare and present ground lease and/or property purchase proposals to property owners selling the mutual benefits of a business relationship and gauge the motivation of the owners.
- Assist with communicating with landlords to ensure the scope of work is clear and complete, obtain a final notice to proceed (NTP) to construction, and assist the construction team with scheduling installation activities.
- Train the site acquisition team to review the existing lease agreement, previous amendments, and landlord interactions to determine the existing equipment rights versus the project’s proposed scope of work. Collaborate with the internal and client management team to determine the required lease action (lease amendment, landlord notice, or landlord consent).
- Conduct soft audits of existing telecommunications facilities. Determining the scope of work needed to obtain all required entitlements for a modification project.
- Recruit and manage external vendors to assist with activities for new wireless communications sites.
- Prepare site acquisition team with proposed site packages and associated supporting documentation to secure approval for new sites.
- Coordinates and monitors the team on permit applications, regulatory reports, and construction plans for sites.
- Coordinate preparation of title reports, environmental assessments, and any/all other due diligence items necessary for completing real estate transactions.
- Coordinate with construction, engineering, compliance, and other departments as necessary to complete the land use entitlement process.
- Manages site leasing and acquisition agreements for the installation of telecommunications/utility infrastructure availability at multiple sites.
- Attend or assist team members with presenting at local planning/zoning committee hearings and/or meetings.
- Manage the site acquisition team’s workload and schedules by leveling workloads and/or assigning departmental responsibilities.
What You’ll Need – Qualifications & Requirements
- H.S. Diploma/GED and 5-10 years Site development, zoning, local government or architecture experience.
- 0-2 years Experience in management of people with demonstrated knowledge and understanding of PandL targets and impact on operational performance.
- Knowledge of building permit requirements, processes, and local rules. Knowledge of basic business financial models and the application of those models within assigned team, including purchase order processes. Project management experience required.
- Bachelor's Degree Preferred
