Analyst, Lease Abstract & Billing
What we offer
The Analyst, Tenant Administration is responsible for the Lease Abstract & Billing (LAB) for assigned assets within the URW portfolio. The Analyst is responsible for abstracting legal covenants post lease signature along with monthly billing processes. The Analyst will be the expert in assisting the Tenant Administration team members in billing and lease interpretation. The Analyst will add value for our owners and shareholders along with communicating internally across all levels of the company and the executive team.
Scope
- Interprets and abstracts commercial leases, amendments and other legal documents including terms, covenants and billing, in JD Edwards EnterpriseOne accounting software.
- Performs monthly billing processes including holdovers, fixed and CPI escalations, sales overage.
- Ensuring the accuracy and integrity of lease abstractions and various billing adjustments performed by counterparts through quality control. This role involves meticulous review and verification processes to maintain high standards of quality and compliance. Your attention to detail and analytical skills will be crucial in identifying discrepancies and ensuring that all documentation aligns with company policies and regulatory requirements.
- Clearly communicates complex scenarios and calculations across all levels of external and internal partners including tenants, asset management, center management, leasing and executive level team members as required.
- Adjusts billing based on fully executed contracts, including percentage rent calculations and recovery escalations (CAM, Tax, Utilities).
- Initiates, processes, and resolves problems surrounding billing discrepancies.
- Conducts invoicing in monthly and annual billing processes.
- Understands Asset business operations to best support Shopping Center & Asset Managers.
- Solves complex problems through data analysis.
- Delivers projects within the Tenant Administration team to support process improvements and efficiencies.
- Other duties as assigned.
Qualifications:
- 3+ years in a progressive, fast paced externally facing customer service or operations role with diverse customers including commercial real estate.
- Required experience navigating and interpreting commercial leases and explaining complex calculations to tenants.
- Required ability to address all levels of internal stakeholders and present with professional maturity.
- Computer skills required including working knowledge of Microsoft Office.
- Financial acumen, with a strong focus on customer service.
- Preferred experience includes thorough understanding of accounting controls, GAAP, with deep & progressive experience in invoicing, collections as well as Real Estate and Property Management experience. Experience and use of an ERP software (i.e. JD Edwards/Yardi/MRI) as well as an awareness of best-practice solutions & interfaces for their respective field(s).

- Preferred: BA/ BS degree in Accounting, Finance or related field; Paralegal, MBA or CPA. Property Management or Real estate experience is desirable.
Annual Salary Range
- Exempt
- $66, 000 - $82, 000 + Discretionary Annual Bonus
