Director - Construction & Development

This position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design and construction of projects both on and off Morongo Reservation. The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence, and professionalism. Work closely with capital deployment and entitlement team members to execute pursuit projects as well as manage and deliver high profile land development and complex Tribal inventory projects. Develop budgets, define risks and track costs, both hard and soft, for land, infrastructure, and building construction for both build-to-suit and speculative developments. Develop, bid and manage a variety of sizes of projects ranging from $10M to $100M+ in development cost. Proactively lead and coordinate external jurisdictional entitlements and permits to meet internal and external customer requirements and project schedules. Lead a team of consultants, contractors and in house staff to advance projects from inception through completion, obtaining regional capital deployment goals and objectives. Respond to build-to-suit or leasing RFPs by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings with project stakeholders, communicating the companys expectations and delivering timely completion of development projects. Develop and enhance departmental and enterprise culture for success and growth. Ensure internal and external customer satisfaction and exceed customer expectations on each project. Research design, construction alternatives, and value engineering opportunities that will drive innovation to coincide with the Tribes Strategic Objectives. Other Duties as Assigned
