Position Summary: The Director of Post Closing owns every function that happens after a loan funds collateral, trailing documents, post-consummation Closing Disclosures (PCCD), investor loan delivery, and suspense resolution across a hybrid onshore/offshore operating model. You will be accountable for the performance, quality, development, and culture of teams distributed across multiple post-closing disciplines. You'll transition and mature work offshore without service interruptions, and hold vendor partners to measurable SLAs while protecting salability, minimizing repurchase and curtailment exposure, and delivering loans cleanly to agency and non-agency investors. Location: In-person. Corporate Office, Irvine, CA. Key Responsibilities: Global & Site Leadership Lead a geographically distributed post-closing organization spanning U.S. and offshore locations, across BPO, and hybrid staffing models.Design and execute the offshore operating model: which functions move, in what sequence, at what ratio, and with what onshore retained oversight.Own end-to-end transition management, process documentation, knowledge transfer, ramp-plans, certification and go-live criteria, and post-migration stabilization.Negotiate and manage vendor relationships: statements of work, pricing and FTE models, SLAs/KPIs, governance cadence, scorecards, remediation plans, and escalation paths.Establish a single quality standard across all sites, shared SOPs.Develop offshore leadership bench strength: coach site leads and team managers, create career paths, and manage attrition risk through succession planning and cross-training.Develop/Expand operational efficiencies within loan suspense, loan delivery, collateral, PCCD, trailing docs, and PC help desk (automation enhancements, etc.) Collateral Oversee custody and movement of collateral files: note handling, endorsements, allonges, assignments, bailee letters, shipping, and custodian delivery and certification.Manage document custodian relationships (agency and private) and resolve certification exceptions on the front end of delivery, not at the suspense stage.Drive lost note affidavit prevention, chain-of-custody controls, and collateral exception aging to near zero. Trailing Documents Direct the pursuit, receipt, review, and delivery of recorded security instruments, final title policies, recorded assignments, and other post-funding documentation.Manage county recording timelines, settlement agent and title partner performance, and escalation for aged or rejected recordings.Own trailing-doc aging reporting and investor-facing exception clearing to prevent curtailments, penalties, and repurchase demands.Maintain audit-ready imaging, indexing, and document retention standards across all sites. Post-Consummation Closing Disclosures (PCCD) Own the PCCD function end to end: identification of post-consummation events, corrected CD issuance, tolerance cure calculation, refund processing, and borrower notification within regulatory timing requirements.Ensure TRID compliance discipline accurate fee cures, documented rationale, letters of explanation, and defensible evidence of delivery.Partner with Compliance, QC, and Closing to root-cause recurring PCCD triggers and reduce cure volume at the source rather than remediating downstream.Maintain reporting on cure dollars, cure frequency by branch/channel/settlement agent, and regulatory timing performance. Loan Delivery Direct delivery of loans to agency and non-agency investors: Fannie Mae (ULDD/Loan Delivery), Freddie Mac (Loan Selling Advisor), Ginnie Mae pooling and certification, and whole loan and MBS execution.Manage delivery to private/correspondent investors for non-agency product, including investor-specific stacking orders, data files, and imaging requirements.Own data integrity across the LOS and delivery files ULDD/MISMO data quality, edit resolution, and pre-delivery validation that catches defects before the investor does.Partner with Secondary Marketing on commitment management, delivery timelines, pair-offs, extension avoidance, purchase advice reconciliation, and funding accuracy.Track and improve dwell time from funding to purchase, and manage aged-loan exposure on the warehouse line. Loan Suspense Own investor suspense and condition resolution: intake, triage, assignment, aging management, and cure across all delivery channels.Drive down suspense rate and average days-to-cure through defect trending, root-cause analysis, and feedback loops into Closing, Funding, Underwriting, and Doc Drawing.Manage early payment default (EPD), early payoff (EPO), repurchase requests, indemnification negotiations, and scratch-and-dent dispositions in partnership with Legal, QC, and Secondary.Maintain executive-level reporting on suspense exposure, aged inventory, and repurchase pipeline. Product Knowledge & Compliance Apply deep working knowledge of agency product Fannie Mae, Freddie Mac, and Ginnie Mae (FHA, VA, USDA).Apply equally deep knowledge of non-agency product prime jumbo, Non-QM, bank statement, DSCR/investor, second liens and HELOCs.Ensure post-closing operations satisfy federal and state requirements (TRID, RESPA, ECOA, GLBA, HMDA-adjacent data accuracy) and investor guidelines.Serve as the post-closing point of accountability for internal audit, external audit, agency reviews, and state examinations. Performance, Reporting & Continuous Improvement Define and manage the post-closing KPI framework: delivery timeliness, purchase dwell time, suspense rate, days to cure, trailing-doc aging, collateral exception rate, PCCD timing accuracy, cost per loan, and quality scores by site and by team.Build dashboards and reporting that give executives a single, trusted view of post-closing health across all locations.Identify and implement automation and process improvement workflow rules, OCR/document recognition, robotic process automation, system integrations that raise capacity per FTE across both onshore and offshore teams.Manage the post-closing budget, including vendor spend, headcount, and cost-per-loan targets. Qualifications: Required 10+ years of mortgage operations experience with at least 5 years leading post-closing functions.5+ years leading global/onsite teams.Demonstrated experience transitioning U.S.-based mortgage operations work offshore, with measurable results on quality, cycle time, and cost.Hands-on expertise across multiple post-closing disciplines: collateral, trailing documents, PCCD, loan delivery, and suspense.Working knowledge of agency delivery platforms (Fannie Mae Loan Delivery, Freddie Mac Loan Selling Advisor, Ginnie Mae systems) and MERS.Strong command of both agency and non-agency products, including Non-QM and jumbo investor requirements.Proven leadership of leaders, hiring, coaching, and holding managers accountable across multiple sites.Data fluency: able to build the metrics, read them honestly, and act on them. Preferred Experience in wholesale and/or correspondent channels.Experience with eNote, eVault, and MERS eRegistry workflows.LOS proficiency and experience with post-closing automation tooling.Experience managing offshore vendor contracts, SOWs, and commercial negotiations.Prior exposure to repurchase defense, EPD/EPO management, and scratch-and-dent execution.Bachelor's degree in Business, Finance, or a related field, or equivalent experience. Pay Disclosure: The starting base salary range for this position is $128k - $173k annually. The actual base is dependent on many factors such as: work experience, business needs, market demands, and other compensation components. The base pay range is subject to change and may be modified in the future.
