Position Summary

Normandie Terrace is seeking a reliable and detail-oriented Part-Time Groundskeeper/Maintenance Technician to support the overall cleanliness, safety, and maintenance of our 66-unit multi-family apartment community. This role is essential to maintaining a clean and welcoming environment for residents and guests. The ideal candidate is self-motivated, dependable, and able to work independently with minimal supervision.

Key Responsibilities

Groundskeeping Duties

  • Conduct daily trash collection and removal throughout the property, including all common hallways, stairwells, and exterior grounds.
  • Operate tools and equipment such as blowers, pressure washers, and floor scrubbers to remove dirt, debris, and buildup in hallways, stairwells, parking garages, and other areas.
  • Empty trash containers in bathrooms, laundry rooms, and other shared spaces; replace liners as needed.
  • Perform regular pressure washing and cleaning of designated areas to ensure overall cleanliness.
  • Inspect property regularly to identify and address hazards such as damaged signage, poor lighting, and trip risks.
  • Assist with seasonal or periodic maintenance projects, such as landscaping, snow removal, or other property needs.

Maintenance Duties

  • Respond promptly to maintenance work orders in both individual units and common areas; prioritize tasks and update completion details in OneSite.
  • Deliver responsive and courteous service to residents and staff, ensuring timely resolution of maintenance issues.
  • Support unit turnover tasks within 3 days of move-out, including cleaning, repairs, and minor improvements.
  • Participate in apartment inspections and system checks, documenting findings and addressing necessary repairs.
  • Perform basic painting tasks and routine preventative maintenance per established property schedules.
  • Safely operate tools and maintenance equipment; follow all safety procedures and property regulations.
  • Identify and report significant or recurring maintenance problems to the Property Manager.
  • Maintain a clean and organized maintenance shop, free from clutter and hazards.
  • Safeguard property security by managing and tracking key usage and maintaining secure access control.

Note: Management reserves the right to modify, add, or remove responsibilities as needed to meet the operational needs of the property.

Qualifications

  • Experience: Prior experience as a Groundskeeper and/or Maintenance Technician required.
  • Technical Skills: Proficiency in operating maintenance equipment, including blowers, pressure washers, and floor scrubbers.
  • Independence: Strong ability to work independently and manage daily tasks without close supervision.
  • Customer Service: Experience working with residents or customers preferred; strong communication skills are a plus.
  • Physical Requirements: Must be able to lift up to 50 pounds, perform physical labor outdoors in various weather conditions, and remain on feet for extended periods.

Compensation:

Actual base salary considers several factors including but not limited to geography, job-related knowledge, experience, and budget. The start of the salary range is typically associated with the minimum experience required.

The role is considered non-exempt and may be eligible for overtime pay in accordance with federal and state law. The anticipated base pay range for the position is $22.00- $22.00 per hour.
