Description:

The Riverside County Flood Control District has an opportunity for a Senior Building Maintenance Worker, located at the Riverside County Flood Control and Water Conservation District building.

The Senior Building Maintenance Worker will be tasked with having core k nowledge and experience with plumbing, HVAC, landscaping and irrigation. Incumbents are expected to clean HVAC coils and replace filters; inspect and if necessary, replace boiler water pumps; calibrate thermostats and Variable Air Volume (VAV) boxes to ensure proper dampers and hot water valves are functioning properly; cubicle improvements and any other district office improvements to keep up with staff expansion and rotations (electrical, plumbing, drywall repair, carpentry, painting, etc.); inspecting and repairing roofing, water heaters and decoders needed for the district irrigation system. Will use a variety of hand and power tools to perform duties. Will walk the grounds around buildings and parking lots and assess for any maintenance needs.

The ability to assess issues and to determine the appropriate course of action is a must. For example, after taking the initiative to attempt a repair, if unsuccessful, contact an outside vendor and convey confidence as you will oversee, instruct and inspect vendor performance.

The division desires candidates who have knowledge in Microsoft Office; high level customer service experience, exceptional communication skills and the ability to work in an environment with continual changing priorities and tight timelines.

A bilingual skill-set in Spanish is preferred, but not required.

This class is distinguished from the Building Maintenance Worker class in that incumbents have independent day-to-day responsibility for interior and exterior building maintenance at an outlying administrative center. Positions in this class function with limited supervision.

Meet the Team!Riverside County Department of Flood Control was created July 7, 1945 by an Act of the California State Legislature . The District (2700 sq. mi.) is located in the western portion of Riverside County (7200 sq. mi.). It extends easterly far enough to include the cities of Palm Springs, Cathedral City and Desert Hot Springs. The District is governed by a Board of Supervisors comprised of the same individuals as the Riverside County Board of Supervisors.• Inspects buildings, grounds, and equipment to locate needed repairs of maintenance.

• Responds to maintenance and repair requests from Administrative Center staff; prioritized work schedule.

• Services electrical systems and equipment; performs semi-skilled carpentry work in making and repairing wooden articles and structures; applies paint to building interiors and exteriors; maintains and repairs plumbing systems; cleans out sewer lines; services and repairs doors, gate locks, and latches.

• Performs preventive maintenance on air-conditioning, heating, and other mechanical equipment; may do plastering, glazing, masonry, sheet metal, roofing, tile setting, maintenance of steam heating systems, testing of emergency generators, and analysis and chemical treatment of water used in air-conditioning systems.

• Determines supplies and parts needed for building maintenance and repair.

• Uses a variety of hand and power tools in performing work; mows, edges, and trims lawns; sprays insecticides; plants, transplants, and prunes trees, plants, and shrubs; keeps all areas weed free; maintains sprinkling systems, hoses, tools, supplies, and other gardening equipment.

• Maintains supplies in restrooms; sweeps and mops floors; washes windows and walls; arranges and assembles furniture and equipment; maintains equipment and materials used in custodial work.

• May supervise assigned help and/or trustee labor in performance of building and grounds maintenance.Experience: Two years of experience performing semi-skilled building trades work in a non-manufacturing or non-assembly environment which included at least two of the following areas: carpentry, plumbing, painting, or electrical repair.

Knowledge of: The practices, tools, equipment, and materials used in the carpentry, plumbing, painting, and electrical trades; practical gardening methods, tools, and materials; plant pests and disease control; custodial supplies and equipment.

Ability to: Work effectively without close supervision; read and write English at a level required for successful job performance; follow oral and written directions; work with and supervise the work of others; prepare and maintain a work schedule; keep records and prepare reports.
Other Requirements
License/Certificate: Possession of a valid California Driver's License.
